TPO roof repair and replacement

A TPO roof may need one small fix. It may also need a new membrane across the whole roof. We handle both on Santa Monica buildings.

Here are four topics you can review with us:

  • Where water shows up inside the building.
  • The current condition of the membrane.
  • How water leaves the roof after rain.
  • Past patches or coatings on the roof.

Explore our roof repair and roof replacement services to see how each approach works. Then give us a call to talk through what your TPO roof may need.

TPO seams, flashing, and drainage

TPO sheets meet at seams. Seams can be heat-welded so the two sheets bond into one piece of membrane.

Flashing is the material that seals edges and joints. It covers spots like the line where your roof meets a wall. A penetration is a roof opening or passage made for a pipe, vent, or curb.

Drainage matters on a flat roof. A drain is an opening that carries water down a pipe inside the building.

A scupper is an opening at the wall or roof edge. It lets water spill off the side instead of sitting on top. We can look at seams, flashing, drains, and scuppers on your TPO roof.

Comparing TPO with other low-slope membranes

Low-slope roofs can be covered by several membrane types. TPO is a single-ply plastic membrane with heat-welded seams. We install TPO where it suits the project, but it is not our choice everywhere.

Modified bitumen roofing

Modified bitumen is an asphalt-based membrane. It comes in rolled sheets with reinforcement, and it is applied in layers. Installers set it with heat, adhesive, or hot asphalt.

Modified bitumen is the preferred roofing system for many low-slope projects. Within that preference, Polyglass Polyfresko G is the preferred product. Explore our flat roofing guide for more details.

EPDM Rubber Membrane Roofs

EPDM is synthetic rubber roofing laid in one layer, with seams joined by tape or adhesive.

We rarely use EPDM.

Property owners and building managers compare membrane systems when planning commercial roofing work. EPDM is one of the single-ply options in that comparison. Understanding how the membrane is made and sealed helps guide those conversations.

Please share whatever you know about the roof assembly, penetrations, edges, drains, and scuppers. It would also help to know whether you're leaning toward repair or full replacement.

Questions to compareWhy it matters
What is on the roof now?The existing assembly shapes what a new membrane can attach to.
How many seams and penetrations exist?Seams, vents, and curbs change how the membrane is detailed.
Where do the drains or scuppers sit?Drainage points affect layout and where water leaves the roof.
How is the building used?Traffic, equipment, and tenants affect scheduling and access.
Is this a repair or a full replacement?Repair and replacement call for different kinds of TPO work on your roof.

We do not name a single winner here. Each roof is different, so the answers guide the conversation.

TPO Roofing Questions

What are the disadvantages of a TPO roof?

TPO repairs are harder and cost more than repairs on modified bitumen. We flag that repair difference as the main drawback before anyone commits to TPO.

Which is better, TPO or EPDM?

Neither membrane is the right answer for every roof. TPO is available whenever the roof and its details call for it. EPDM is a system we rarely work with.

Can a TPO roof be repaired instead of replaced?

Repair may suit some TPO roof conditions, while replacement may suit others. The right choice depends on the roof's condition and how far the problem extends.

What are heat-welded TPO seams?

TPO sheets overlap at the edges, and hot air fuses the overlapping layers together. This creates one continuous membrane surface instead of separate sheets joined by adhesive or tape.

What do drains and scuppers do on a TPO roof?

A drain moves water through or off a TPO roof. A scupper is an edge or wall opening that releases water.

Do you install TPO on both homes and commercial buildings?

TPO can work on eligible low-slope roofs, on homes and on commercial buildings. Not every roof qualifies, because slope and layout matter. Steep-slope roofs are a different situation.
